What Can I Expect from my Home Inspector?

You are hiring a Professional Inspection company. It is the job of your inspector to not only evaluate the condition of the house’s major systems and structural integrity, but also to evaluate how these systems are working together and identify areas that need to watched, repaired or replaced.

Our Home Inspection service is a visual inspection of the structural elements and systems which are accessible. New Construction Inspections

“It’s brand new… I don’t need an inspection.” This is a common misconception. There are many good reasons to have a professional inspection performed on your new construction home.

As exciting as it is, buying a new house can be a difficult time, fraught with emotion and stress. Take some of the stress away by learning as much as you can about your new home. Buying is house is one of the biggest financial decisions you will ever make. Doesn’t it make sense to gather as much information as you can about the quality of your new home?

Building a new home is a tremendously complex endeavor, involving many people and many different crews, working on different systems and structures in the home. Even for the best builders, it’s very understandable that things can be overlooked in the process. Maybe it’s a plumbing fixture that wasn’t tested for leaks, or an electrical box not working, or any one of many minor situations that can be missed during such a major undertaking. We will find such problems while it is still early enough for you to bring them to the builder and have them corrected before you move in.

For a relatively small cost, a professional home inspection can pay big dividends in peace of mind and proactive repairs.

Tigers, Bears and Dustbunnies

What kinds of things is your inspector looking for?

Primarily a home inspection is designed to discover safety concerns and major repair issues. At EMH Inspection Services, we like to divide the kinds of things we find into three categories, Tigers, Bears and Dustbunnies.

Tigers are the safety issues. These are the sort of things that could cause harm if left unresolved, such as missing or malfunctioning GFCI’s, garage doors that don’t auto-retract, decks that aren’t properly secured, and so on.

Bears are the big money situations, such as issues with roofing, or wood rot, or structural integrity.

Dustbunnies are a whole different kind of creature. The thing about dustbunnies is that every house has them, and no matter how hard you try, you will never find all of them. They are prolific, and there’s always one lurking in the corner, or under your bed. Dustbunnies are a nuisance, to be sure, but they are also harmless. Dustbunnies in a home inspection are cosmetic concerns and are typically easy to correct, such as loose doorknobs, sticky deadbolts, cracked faceplates, or chipped tile. If your home inspector were to search out every dustbunny in your new house, the time required and the cost of the inspection would be considerably higher.
