You’re the first owners of a brand new home. As you approach the anniversary of your move, you’ll remember all the steps it took to get settled in… the house-hunting, the paperwork, signing your name over and over, and then… being handed your new house keys. But there’s one more step you should remember to take to safeguard your family and your investment. As you approach your one-year anniversary, you also near the end of your builder’s home warranty. This may be your last opportunity to inform your builder of items that need repair or adjustment. These items should be corrected before the builder is relieved of his responsibility under your One-Year Warranty.
EMH Inspection Services can assist you by inspecting for items that homeowners generally will not find, and that might otherwise have gone undetected for years, such as attic and insulation problems, A/C inefficiencies, crawl space plumbing leaks, cracks in foundation walls, roof flashing problems, grading problems and wiring concerns in the electrical panel. This is especially important if you did not have your home professionally inspected when it was purchased. Additionally, if you sell you home in the future, you will be responsible for these items when found by the buyer’s inspector.
EMH Inspection Services can help you by inspecting your new home and providing a detailed, full-color report outlining items that may be covered by your builder’s warranty, before it’s too late. Remember, repairs not reported to your builder before warranty expiration become your responsibility.
Don’t allow your warranty to expire without an independent
inspection conducted by a trained professional from EMH
